Questions owners ask
Holiday home companies: common questions
Do holiday home companies in Dubai need a licence?
Yes. Holiday homes in Dubai are regulated by the Department of Economy and Tourism. Each home needs a holiday home permit, and companies that run homes for owners operate under a holiday home operator licence. Ask any company for its licence number and check it.
What does a holiday home company do for an owner?
It registers the home as a holiday home, furnishes and photographs it if needed, lists and prices it on booking platforms, screens and checks in guests, cleans and maintains the home between stays, and pays the owner with a statement of every booking.
How do holiday home companies charge?
Most charge a share of the rental income, and some add separate charges for cleaning, linen or setup. Ask for every charge in writing, and what the percentage is calculated on, before you sign.
Is a holiday home company the same as a property manager?
Not quite. A property manager usually looks after one tenant on a yearly lease. A holiday home company runs the home for short and monthly stays, which means pricing, guests, cleaning and the holiday home permit.
Can I switch holiday home company later?
Usually yes, within the notice period in your contract. Check before you sign who holds the permit for your home and whether the listing and its reviews move with you or stay with the old company.
How do I compare holiday home companies?
Use the same questions for each one: who holds the licence, who does the cleaning and check-in, what the fee covers, how long the contract is and how you leave, and what you can see in an owner portal.
